Residential Noise Impact Assessment (ProPG, BS8233, WHO Guidelines)

It is a common requirement for residential developments near to noise sources to require a noise impact assessment to support the planning application for the site to demonstrate that future residents will be adequately protected from noise.

We assess noise affecting residential developments in line with the latest standards and guidance through a comprehensive noise survey.

The Institute of Acoustics ProPG – Planning and Noise (ProPG) provides the most up to date planning guidance for developments affected by noise and includes a thorough 4 stage noise assessment methodology:

  • Initial Noise Risk Assessment
  • Internal Noise Level Assessment
  • External Noise Level Assessment
  • Assessment of Other Relevant Issues

Completing a ProPG assessment will identify how noise levels affect the site and will allow the identification of important specifications for the development to take through to the design stage, including:

  • Glazing specifications
  • Requirements for mechanical ventilation systems
  • Requirements for mitigation of overheating other than open windows (Building Regulations Approved Document O)
  • Provision of additional screening or acoustic barriers for external amenity areas and gardens

All of the noise impact assessment criteria are based on relevant standards and internationally recognised guidance (BS8233:2014 and the WHO guidelines for community noise).

We ensure that all noise assessments criteria applied to each development also align with both Local Planning Policy and National Planning Policy (from the NPPF) including consideration of Agent of Change, the relevant Local Plan, and designated land use zones in the vicinity (for example Strategic Industrial Land), and how these additional factors might influence the specification of noise mitigation measures required by the residential development.

All of our noise measurements are taken in line with BS7445, using Class 1 sound level meters.
